Renovation Cost in Malaysia: A Per-Square-Foot Guide (2026)
Renovation quotes can feel like a black box. One contractor says RM60,000, another says RM150,000 for what sounds like the same job. The trick to comparing them is to think in cost per square foot of built-up area — that's how the industry actually budgets. Here's a 2026 guide for Malaysian homes.

Why two quotes differ so much
Per-sqft is a starting point, not gospel. The real drivers are:
- How much you hack. Moving walls and re-doing layouts is labour-heavy — tearing down and rebuilding costs far more than working with what's there.
- Wet areas. Bathrooms and kitchens need waterproofing and specialist tiling, so they cost more per space than a bedroom.
- Electrical & plumbing. Older homes often need rewiring for safety; relocating water points means new piping.
- Finishes. The gap between basic tiles and imported stone is enormous — and it's where budgets quietly balloon.
How to keep control of the budget
- Decide your finish level first — it sets the whole range.
- Split "must-have" (safety, waterproofing, layout) from "nice-to-have" (feature walls, premium stone).
